How the Online Offer Process Works

Weekend Open House: All properties are held open on the weekend prior to the offer deadline. Buyers are strongly encouraged to attend and conduct their due diligence.

Online Offer Submission: Registered, pre-approved buyers submit their offers online. All offers are visible to all registered buyers in real time.

Wednesday 7:00 PM Deadline: The offer deadline is Wednesday at 7:00 PM Arizona time. If any offer is submitted within 2 minutes of the deadline, the timer automatically extends by 5 minutes and continues until no new offer is received for 5 consecutive minutes.

Post-Deadline Agent Calls: After the deadline, the listing agent contacts all buyers who submitted competitive offers to discuss the full terms.

Final Declared Winning Offer: The seller reviews all competitive offers and selects the Final Declared Winning Offer. The seller always has the right to accept, reject, or negotiate any offer.

Contract & Close: The winning buyer's agent submits a signed purchase contract and earnest money within 24 hours. Goal is to close within 14 days.

Important: All properties are sold AS-IS. The Buyer's Premium is disclosed on every listing and is added to the offer price to determine the total purchase price.
